What is the purpose of a Schedule of Condition report?

The purpose of a Schedule of Condition report is to create a clear, objective record of a property’s visible condition at a specific point in time—most commonly before nearby building works, access arrangements, or other potentially disruptive activity begins. It provides an evidence-based baseline so that if concerns arise later, everyone can assess them fairly.

Put simply: it answers the question “What was already there?” and helps identify “What has changed?”


1) Establish a reliable baseline record

The core purpose is to document the condition of relevant areas—internally and externally—using:

  • structured written descriptions, and
  • dated, well-referenced photographs.

This reduces ambiguity later and prevents disagreements from being based on memory or assumption.


2) Reduce disputes and protect relationships

Most disputes occur because of uncertainty. A Schedule of Condition reduces the scope for conflict by providing a shared reference point. When the baseline is clear, discussions remain factual and far less likely to escalate.
